Following planning approval, the design is refined in greater detail. Materials, construction methods, and key technical elements are considered to ensure the project is both practical and buildable while maintaining the original design intent.

Detailed drawings, specifications, and construction information are produced to support Building Regulations compliance and construction. This stage provides the information required for pricing, approvals, and the build itself.

Where required, we assist with obtaining contractor quotations and reviewing tenders. This ensures the project is competitively priced and helps identify the most suitable contractor for the works.

During construction, we remain involved to provide design support, respond to technical queries, and help ensure the project is delivered in accordance with the approved design and specifications.

Once works are complete, the project is reviewed and handed over. We work with the contractor and client to ensure the completed building meets the design objectives and is ready for occupation and enjoyment.

Our service doesn't necessarily end at handover. We remain available to provide ongoing advice and support, ensuring any final matters are addressed and that the project continues to perform as intended.
